Located on the rise of Clarke Road and Como Lake, the development is sited to take advantage of expansive views of Burnaby Mountain to the northwest. The commercial face of the podium is situated on the highly trafficked intersection while the residential townhomes and tower entries face the quiet, established community along Emerson Street.

The two residential towers are anchored by a podium articulated in stone and glass to reveal a variety of commercial retail spaces within. The greenroof on top of the commercial development lessens both the environmental and visual impact of the large rooftop on the surrounding towers.

The two concrete and glass towers are 29 and 31 stories and collectively house 438 one to three bedroom units. The towers are angled on the podium to face two elevations towards the mountain and two elevations toward the mainland. Each unit has access to a private projecting balcony, providing outdoor space for the units and breaking up the volume of each tower to add visual interest.

From grade, residents can ascend to either the commercial retail amenities or the podium, where a 2,315 sq. ft. concrete and glass amenity pavilion sits within a water feature on the extensively landscaped podium. The pavilion faces towards the rear yard of the six townhomes that straddle the grade level and upper podium and are articulated in a similar language to the surrounding towers and pavilion. The planters rising up from the podium claim a private patio for each home and are buffered from the public area by thoughtful landscaping.
